 I am a professional certified inspector, and have invested many hours of training and experience in the inspection business. Your inspection report will be a superb document, the final document that you are left with, long after the inspection has been completed.

I deliver an easy to understand report with high-quality digital photos in the report.

We provide a full inspection report, along with a summary,in Adobe .PDF files, that will be emailed to you,typically within 12/24hrs. These will be retained by us and available for viewing only by you.

Optionally, we can provide a hardcopy. It will be delivered or mailed USmail ASAP.

We provide a thorough Home Inspection, that can take anywhere from 2/3 hours or more,depending on age/sq.ft.of the home.Inspection time is longer with client/agent walk along with full explanation of report.
     I invite clients to attend the home inspection with me,to assist in clearly communicating any issues

 For Full Home Inspections, I comply with the InterNACHI standards of practice, so you know what I'm expected to perform.
    
Full Inspections will cover the following items:
      Roof, vents, flashings, and trim. ( I typically walk the roof, for closer examination, weather

permitting)
   Gutters and downspouts.
   Skylight, chimney and other roof penetrations.
   Decks, stoops, porches, walkways, and railings.
   Eaves, soffits and fascia.

   Basements, foundations and crawlspaces. (I typically enter crawl spaces)
   Water penetration and foundation movement.
   Heating systems.
   Cooling systems.
   Main water shut off valves.
   Water heating system.
   Interior plumbing fixtures and faucets.
   Drainage sump pumps with accessible floats.
   Electrical service line and meter box.
   Main disconnect and service amperage.
   Electrical panels, breakers and fuses.
   Grounding and bonding.
   GFCIs and AFCIs.
   Fireplace damper door and hearth.
   Insulation and ventilation.
   Garage doors, safety sensors, and openers.
